Buying a home in Scotland works differently from the rest of the UK, so it’s important to understand the process before you begin. At Mortgage Force, our Scottish mortgage specialists guide you through every step — from getting a Mortgage in Principle to choosing the right solicitor and submitting your offer. Whether you’re buying in Edinburgh, Glasgow, Fife, the Highlands or anywhere across Scotland, we make the process clear, simple and stress-free.
1/ Get a Mortgage in Principle (MIP)

Most estate agents in Scotland will expect you to have a Mortgage in Principle before viewing or offering on a property. This confirms how much you can borrow and shows sellers that you are a serious buyer. Our advisers can arrange your MIP quickly and accurately, based on your income, credit profile and deposit.

2/ Find a Property and Request the Home Report

Unlike in England, properties in Scotland come with a Home Report, which includes:

  • A single survey (property valuation and condition)
  • An energy report
  • A property questionnaire

The Home Report helps you understand the condition and true market value before making an offer.

3/ Instruct a Scottish Solicitor (Conveyancer)

In Scotland, solicitors play a major role in the negotiation and offer process. You can choose your own solicitor, or we can recommend trusted partners who specialise in the Scottish buying system.

  • Your solicitor will:
  • Submit your Note of Interest
  • Advise you on offer strategy
  • Handle all legal work and “missives” (Scottish contract process)
4/ Submitting an Offer (Often ‘Offers Over’)

Most Scottish homes are marketed as Offers Over a certain price. Your solicitor will submit a formal written offer on your behalf. If there are multiple interested buyers, a closing date may be set — similar to sealed bids.

We help your solicitor assess the Home Report valuation and your affordability to determine a competitive offer.

5/ Mortgage Application and Valuation

6/. Conclusion of Missives

This is the Scottish equivalent of exchanging contracts — but it’s handled differently. The process involves a series of letters between solicitors. Once “missives are concluded,” the agreement becomes legally binding.

We coordinate closely with your solicitor to ensure the mortgage offer is in place before this stage.

7/ Settlement and Move-In Day

On the agreed settlement date, your lender releases the mortgage funds to the solicitor, the property is legally transferred to you, and you collect the keys.

Will has worked in financial services for over 20 years. He first cut his teeth with Equifax as part of the fraud investigation team looking at Barclays applications. He moved quickly onto HFC Bank/Beneficial Finance as a customer account manager promoting loans, credit cards and other lending facilities before taking on the role as collections account manager.

After being head-hunted to work in recruitment, he returned to finance with Welcome Financial Services as Senior Account Manager (Collections) covering a large part of Glasgow, then Lanarkshire and finally onto Edinburgh and the Lothians. Turning the worst performing region into the most profitable inside 6 months. He would offer solutions to his clients often turning a negative situation into a positive one. After a redundancy he joined the finance department at Business Stream as key account credit controller and was responsible for a multi-million-pound portfolio of key business customers. Offering solutions and contract opportunities for the business while passing on cost savings and water efficiencies to his clients.

Will was approached by a local mortgage brokerage and took on this opportunity and retrained as a mortgage broker. He became self employed in 2020 and hasn’t looked back….
